Immediate Opening!

Schedule: Monday ? Friday, 8:30 AM ? 5:00 PM
Pay Rate: $25.00 ? $26.00/hour

We are seeking a highly motivated and experienced Lease Up Intake Specialist to join our team. In this role, you will be responsible for ensuring compliance with housing program regulations, managing lease renewals and certifications, and overseeing move-ins and move-outs. You will also help minimize vacancy rates by efficiently leasing apartments and achieving occupancy goals.

Key Responsibilities:
? Complete 4?6 household intake interviews per day (20?25 per week), each running 60?90
minutes.
? Prepare the file before the interview: pull lead notes from CRM, print the intake packet,
prepare a checklist tailored to the household?s likely income sources.
? Conduct the household interview: collect identification, household composition, income
documentation, asset documentation, and program-specific certifications.
? Complete file prep and quality review (30?45 minutes per file) before hand-off to Compliance.
? Manage follow-up communication (20?40 minutes per file) to chase missing documents within
the 72-hour window.
? Maintain a clean, organized intake space onsite; preserve applicant confidentiality at all times.
? Hand off only complete, Compliance-ready files; track and report missing-document aging
daily.
? Coordinate same-day with the Outbound team when an appointment no-shows or
reschedules so the slot can be backfilled.
? Participate in the daily 15-minute pipeline standup hosted by the Community Manager.

Qualifications:
? High school diploma or equivalent; associate?s degree preferred.
? 2+ years of experience in affordable housing intake, property management leasing, social
services intake, or a comparable document-heavy interview role.
? Working knowledge of LIHTC, or HCR program eligibility basics ? including income calculation,
household composition rules, and asset disclosure.
? Strong interview skills; ability to navigate sensitive financial conversations with applicants of
varied backgrounds.
? Meticulous attention to detail on documentation.
? Comfort with Yardi, OneSite, MRI, or comparable property-management software.


Preferred Qualifications:
? HCCP, TCS, COS, or other affordable-housing compliance certifications.
? Prior lease-up experience.
? Experience working under verification, agency-overlay, and lender-driven file deadlines.
